Developer Services
Tax Credit Syndication - NTCIC is a leading national syndicator of federal historic tax credits, state historic tax credits and the 10 percent rehab credit, and has closed more twinned historic/new markets equity investments than any other syndicator. NTCIC’s portfolio primarily consists of for-profit residential, commercial and mixed-use properties. However, NTCIC also specializes in syndicating projects sponsored by public/private partnerships that feature the participation of local government and nonprofit organizations. Representative of this market specialty is NTCIC’s Memorandum of Agreement with the League of Historic American Theatres.
NTCIC has also led industry efforts to open up the “small deal” market for historic tax credit syndication and has a co-branding and marketing arrangement with Tax Credit Capital, LLC (TCC) to promote the use of TCC’s National Trust Small Deal Fund.

National Trust New Markets Partners - When NTCIC does not have its own New Markets Tax Credit (NMTC) allocation, or when a project does not qualify for an NTCIC New Markets investment, NTCIC will use its NMTC Database to assist developers in obtaining NMTCs from other Community Development Entities. Services also include development of a one-page and a detailed deal prospectus and evaluation of term sheets. Properties must be eligible for either the 20 percent or 10 percent federal rehab credit.
Access to other sources of financing - NTCIC has access to the debt financing side of each of its investors and can coordinate a one-stop shop transaction. NTCIC also has access to sources of preservation grants and smaller loans via National Trust Loan Fund, Save America’s Treasures, & National Preservation Endowment.
Initial Deal Structuring and Tax Credit Estimates - NTCIC provides all of its prospective local development partners with upfront legal structuring and tax credit value estimates for properties on which it intends to issue a term sheet.
Asset Management and Reporting - NTCIC’s asset management staff works one-on-one with local general partners to ensure a smooth equity pay-in process and timely reporting of financial performance.

Investor Services
NTCIC works with direct corporate investors in a number of ways:
- Through a formal fund arrangement that accommodates multiple investments such as National Trust Community Investment Funds I, II and III in which Bank of America is a sole investor.
- Through a memorandum of agreement to identify, underwrite and close projects into an investor’s existing historic tax credit investment vehicle. NTCIC currently has such arrangements with Chevron and U.S. Bank. These MOAs are intended as a trial period prior to creating a formal fund arrangement.
- Through National Trust New Markets Partners we help New Markets investors find deals compatible with their business plans and set up NMTC compliance systems.
